The First Deal Process
Six steps from where you are now to your first acquisition.
Assess
Evaluate your financial position, credit profile, available capital and risk tolerance. Establish what you can realistically pursue before you start chasing properties.
Finance
Identify the financing structures available to you: conventional financing, DSCR, seller financing, partnerships and other creative structures. Understand how you can fund the right opportunity before you pursue it.
Find
Define your target market, property type and investment criteria. Then build a repeatable process for finding opportunities through agents, the MLS, off-market sources and relationships.
Analyze
Run the numbers correctly: income, expenses, cash flow, cap rate, cash-on-cash return, repairs and vacancy. Determine what the property is worth to you and establish your walk-away number.
Negotiate
Turn the analysis into an offer. Negotiate price, terms, contingencies and structure without losing sight of your numbers. A good property at the wrong terms can still be a bad deal.
Close
Navigate inspections, due diligence, financing, documentation and closing. Resolve the issues that arise between an accepted offer and taking ownership of your first investment property.
